The small print

GENERAL POLICIES


Check-In/Check-Out: Your check-in and check-out times will have been included in your booking email. Please try to be punctual with your check-out time as we may have cleaners come in immediately after your departure. Check with us regarding early check-in or late check-out times.


Car Limit: The number of cars allowed at the home is limited by the City of Manzanita. When you park, please ensure your car is well off the street to enable emergency vehicles to pass unencumbered.


Smoking: Absolutely NO smoking of any kind is allowed in our home. If you smoke outside, please ensure you are well away from open doors or windows to ensure no smoke gets into the home.


Noise Ordinance: There is a strict limit by the City of Manzanita to loud noise between the hours of 10pm and 8am. But please be courteous to the neighbors and limit loud noise at all times.


Garbage: Garbage day is Mondays. In winter, pick up is every other week. In summer, it is every week. Please ensure that all garbage throughout the home (including in the dog run) is picked up and placed in the garbage can upon your departure.


Shoes: Sand is inevitable, but not inside the house. Please remove your shoes prior to entering the home.


Moving furniture: Please do not move furniture from room to room. If you move something within the room, please return it to the original location upon your departure.


Departure Checklist: Please follow the checklist for the day of your departure. Check-out times are liberal compared to other rental companies in town. This is so you have time to pack your things and do the few things on the checklist.



The more serious stuff (the really small print):

DOG POLICY:

  1. We do not allow dogs on the furniture. If your dog insists on being on the furniture and beds, please use the towels and sheets provided (found in the laundry room marked “Dog Towels and Sheets”) to cover the beds and furniture. Absolutely do not launder these with the household linens.

  2. You confirm your dog(s) is/are on a routine flea treatment, and are up to date on their treatment.

  3. You agree to clean up all pet waste from the property, on the beach and in town.

  4. You agree to wipe your dogs’ coat and feet when they are wet, dirty or sandy before allowing them entry into the house. You confirm you have your own towels for this purpose.

  5. You agree to not leave your dog alone in or at the house at any time. If you must leave the house without your dog, you agree to kennel your dog in a crate inside the house.

  6. The house is not completely fenced. It has a dog run accessible from the main deck. Do not let your dog out to roam around the rest of the yard or neighborhood.

Once you book, I will ask that you sign the rental agreement which will include dates, rates, and expectations (noted below). We will ask that you sign the agreement and send it back to us. There could be a Damage Deposit included on your rental agreement, which will be refunded to you after the cleaners have completed their job.

  1. I have read the confirmation letter regarding the reservation.

  2. I assure that I am at least 25 years of age.

  3. I assure that all guests under the age of 25 years of age are accompanied by a parent or legal guardian.

  4. I have read the policies and regulations set forth in this agreement.

  5. If any policies are violated, I understand that my entire group will be asked to leave and I will forfeit my payments.

  6. I understand that any violation could be subject to a fine.

  7. I accept these policies and regulations whether defined by the homeowner, the City of Manzanita ordinances, Tillamook County ordinances or by State of Oregon law.

  8. Lost or missing keys will be charged a $10 fee per key.

  9. Returned check fee: $50

  10. Guests will defend, indemnify and hold harmless the homeowner from and against any claim, loss, expense or damage to any person or property in or on the property arising from your use or occupancy of this vacation rental home.

  11. Payment to be made via Venmo, PayPal or via check.

  12. From the time of booking, you may cancel within two weeks for a full refund of your deposit. After that, if you cancel within less than two weeks before the first night of your reservation, you’ll receive a refund of any rental payment you’ve made minus a $100 cancellation fee.

  13. There are no refunds for No Shows or shortened stays.
